Full Management - 13% plus VAT
 
Our full management service is designed to remove you from the day to day involvement of managing a property yourself.

• Complete a comprehensive inventory of the property including colour photographs
• Hold the tenants deposit under our bonded clients money scheme
• Supervise check in and check out including a report on damages
• Advise on deposit refund at the end of the tenancy
• Automatically deal with day to day repairs and maintenance within specified budget limits
• Receive rent and remit moneys due to you electronically 
• Monitor, chase and advise you on late rent payments
• Assist with insurance claims for non payment of rent
• Provide monthly statements including details of expenditure and copies of suppliers invoices
• Inspect your property every 3 months & provide a written inspection report
• Coordinate gas safety certification
• Liaise directly with the tenants to re-let or remarket the property
• Be your initial point of contact prior to you deciding to commence legal action against your tenant  

Rent collection - 11.5% plus VAT
 
This service involves all the processes of a Let Only service, however we will be responsible for collecting the rent each month directly from the tenant. Our fee will be taken monthly from the rent received and a statement sent to you.

We will chase any late payments should they occur and if necessary will forward a claim to our insurers for non payment of rent. Please be assured that should this situation arise, we will be in regular contact with you to give updates.
