has cherry picked a client, we use a
high quality referencing agent to vet
and report on each applicant.
Initial
checks
We conduct initial verbal enquiries
when prospective tenants register
with us and explain our criteria clearly
at this stage. From here a decision
is made whether or not to view properties.
In due course we take a non-refundable
referencing fee to accompany the formal
application to rent a particular property.
Independent referencing
Tenants are required to complete a
detailed application form which is
then submitted to LetsXL, our third
party referencing company. LetsXL
makes its own detailed enquiries which
leads to certification as to the tenants
suitability. In cases where a guarantor
is required the proposed guarantor
would be subjected to the same referencing
process.
Referencing
criteria
Applicants
must earn enough to show they can
cover the rental amount.
Students
(where accepted) will automatically
need a guarantor.
Any person who is self employed
that cannot show proof of earnings
over the last year (either from
an accountant or self-certifaction)
will need a guarantor.
Retired
applicants will need to provide
proof of pensions or savings. Please
note that savings must be untouched
funds for three months.
All
applicants and guarantors must provide
valid proof of residency dated in
the last four months at their current
address. If an applicant does not
have valid proof or address and
cannot be found on the electoral
roll, a guarantor will be required.
Applicants
who have not been continuously resident
in the UK for the last 9 months
will be subject to an additional
charge for referencing in order
to meet the referencing criteria.
If
you have adverse credit or believe
you may have, please ensure that
you declare it. If you currently
have an unsettled CCJ up to £15,000
and declare it to the referencing
company, you will require a guarantor.
